2006 Analystical Update Fact Sheet
A town wide revaluation was done for April 1, 2002, which included visiting every property. Sales, primarily from 2003, were analyzed to bring all values up to market value in 2004. Sales, primarily from 2005, were analyzed to bring values up to market value for 2006.
The State of NH Dept. of Revenue Administration (DRA) did an assessment/sales ratio study (using sales from October 1, 2004 through September 30, 2005) and that study indicated that our level of assessment was 72.2% for 2005. To calculate the ratio the assessed value is divided by the sales price. Our DRA certified level of assessment in 2004 was 92.7%. The primary appreciation in market value is in the land value but building materials and construction costs have also increased. The total Town of Bridgewater assessed value increased by 30% as a result of this update and new construction.
The State requires that we bring all assessments to market value at least once every 5 years (Certification Year). 2006 is Bridgewater’s “Certification Year”. As a result of this Statistical Update our assessments are again within acceptable ranges.
The average waterfront property was assessed for 72% of what it sold for in 2005.
The average rural house lot was assessed for 67% of what it sold for in 2005. As a result of this, a multiplier of 1.50 was used this year to increase the average land assessment.
The average Mobile Home, on it’s own land, was assessed for 78% of what it sold for in 2005.
AS YOU CAN SEE FROM THESE STATISTICS THIS UPDATE WAS NOT JUST A MATTER OF FACTORING ALL PROPERTIES BY A SINGLE MULTIPLIER.
The tax rate will be set in October or November, by the DRA. WE EXPECT THE RATE TO BE BETWEEN $6.98 AND $7.35. WE WILL NOT KNOW THE EXACT NUMBER UNTIL ALL OF THE BUDGETS, INCLUDING THE COUNTY, ARE FINALIZED AND THE INFORMAL HEARING PROCESS IS COMPLETE.
